Need Help With Selling Your Home?

Have you been thinking about selling your home or have you placed your home on the market, but it's not moving? Before you put that house on the market or if it's to late and it's already on the market. Let me give you some tips to make sure it's show ready.

There are many reasons why your property may not be selling, you need to consider the curb appeal, is it cluttered and how does it show? I know home buyers should be able to look past your design taste and just look at the structor, but of course that doesn't always happen.

If you take this tips to heart your home should sell in no time flat.

When selling look around at your wall color choice. Is that color screaming out to you? If it is opt for a neutral color. This gives buyers a warm feeling and they will be able to in vision there furniture in the room and what the home has to offer.

Look around can you say clutter? It maybe time to get rid of some of that furniture. You can't sell it if you can't see it. If your home is cluttered with to much furniture move some into the garage or consider a storage unit.

If these changes are to much for you hire a professional Interior Design or Home Staging Company to give you some ideas. This is a great way to take your home from what it is now to market ready. It will cost money to stage your home but in most cases it's cheaper then your first price reduction.

ReDesign Is on Fire!

Have you been looking around your space and want to have a fresh new look? But you don't have the funds to spend a lot of money to send everything to goodwill and start all over again. That's were the magic of redesign comes in.

First step empty the space:

Second step Paint:

The cheapest way to update a home is PAINT that is your foundation. Paint gives you a blank template to start with and all you will have to do is connect the dots. Once paint is done make sure you update all light switch plates, door handles and receptacle covers.

Third step:

Find your focal point you need to determine what is the focal point of the room, typically this is a fireplace, fish tank. television etc. Use this and build your room around this point.

Adding the furniture back into the room but change the way the sofa or chair was position before. Then start to shop the house to see if there is any furniture that will look good in that new room your starting to build. Artwork, chairs, rugs etc.

Yes! Your Going Green

You have made the choice to save mother earth and you want to do your share by going green. That's an excellent choice, but I'm hear to tell you to be environmental friendly is not so easy so start out small and in stages. Let's take that bull by the horns and get this party started.

Start with one room and make little changes. You can start with energy efficient light bulbs.
Since the bathroom is typically filled tons of toxic chemicals let’s begin there with a few quick steps to make your bathroom more environmentally friendly.

The key word in this room is water: This is one thing we want to save by eliminate how much water you literally flush down the drain by using a dual-flush toilet, a low-flow shower head, and a low-flow faucet aerator. You can save thousands of gallons of water a year with these simple changes.

It's time to clean: When cleaning your bathroom, try to avoid using disposable products use washable rags and scrubbers instead. Select cleaning products that are environmentally friendly and refill the bottles rather than buying new ones each time.

Don’t stop with green cleaning products but go all out and look for green products for your entire bathroom. That includes paints, bamboo is much more economical and better for the environment than some other fabrics so look for bamboo towels. Look for plastic products that are PVC free to avoid the toxins they release. Select toilet paper that is made from recycled material. Use as many recycled or reclaimed products as possible to create a unique and pleasing bathroom environment that is both better for you and the environment.

Don't forget to start to recycle if you have not started yet.

Why Stage Your Home

Home Staging

Home Staging is the hottest new concept to come to Long Island and it’s taking the Real Estate Market by storm. Home Staging is gathering more popularity. More people are becoming aware of the benefits of staging their home to enlist prospective buyers.

What is Staging?

Staging is the concept and process of preparing your home for sale, regardless of price or location.

Just one of those ingredients is off balance, the property will take a longer time to sell and the dollar amount will be less.

If your home is less than ready to sell and you don’t see the need to prepare it for sale don’t be disappointed when an offer comes in at less than you had hoped for.

Why Stage?

You only have one chance to make a great impression.
When you place your home on the market for sale it becomes a product.
Similar to a product on the shelves at the store, products have features, benefits good points and bad points. And there is always competition.

To compete with the competition in the market place you must be priced right and look better then all the other products. Homes are no different; it is just one of many homes on the market for sale. So you must present it to the buyers in the best possible light.

Staging is the process of preparing any home for sale, regardless of price or location. Using the National Scoring System your house is reviewed for compliance with the present standards and any modifications are made if necessary.

This unique system has proven to help sell homes faster and/or for more money. Real Estate agents will have great confidence in showing your home to potential buyers because they know it is staging and ready to be sold.

Your house is probably your largest asset. Selling it can be one of the most important decisions in your life. Do you want to ensure your house sells faster and for top dollar? Then consider a new idea…………….

Homes Staging, preparing a home for sale. Staging a property is a smart investment! It sends the message of a well cared for home. By creating a series of first impressions, and showing casing your homes best features, the buyers connects emotionally and is able to visualize living there.

The ultimate goal of staging is to place the home in the best showcase condition, so it sells at the best possible price in the shortest possible time.

Price, Location and Condition are three of the most important ingredients for a successful sale. In order for a house to sell the list price must be in direct relationship to the other ingredients. If just one of those ingredients is off balance, the property will take a longer time to sell and the dollar amount will be less.

If your home is less than ready to sell and you don’t see the need to prepare it for sale don’t be disappointed when an offer comes in at less than you had hoped for.

Ever wondered why two homes in the same neighborhood will sell for different process and/ or why one takes longer to sell than another. You can put your product on the market for sale without preparation. And expect the public to see past the clutter, your collections the bright colors on the walls, the worn carpet, dirty windows and the odors in the basement as well as the rest of the house

HOME STAGING

The way you live in a home and the way you sell your house are two different things. You are earning yourself money with the time and energy you invest getting your home ready for sale. By preparing your home for sale, you will be so much farther ahead of the competition. Just like products on the shelf at the store. A buyer buys the best available product, at the best availbale product, at the best price, in the best packaging to meet their needs, The 6 C's of Staging- 1. Clean 2. Clutter free 3. Color 4.Creativity 5. Compromise 6.Commitment
Your home becomes a house it becomes a product for sale on the open market, and the public will be coming through. Buyers, agrents and appraisers only know what they see, not the way a house can be. What is Home Staging and how does it help me sell my house? "Home Staging" is not a new term, for many homeowners and real estate agents the concept of "professional home staging" is shedding new light on how to promote a home in the real estate market place.
In the past years, homeowners were left to their own discretion as far as preparing for open houses. Homeowners occasionally rely on real estate agents for intructions, more often than not real estate agents were just as challanged at working out the details as the homeowner. While agents are experts in the field of selling and closing, many are not design savvy. That's where Susan A Chen comes in. Agents usually know exactly what factors can help sell a home. It's just not always easy to get a home into selling condition in a timely manner without some sort of experienced assistance. Professional home stagers are experienced in the art of preparing a home for resale.
We work with the "flow of home, eliminate clutter, edit and arrange furniture, and even assist in enhancing curb-appeal. With the aid of S.A.C. Interiors your house can make a notable first impression on potential homebuyers.
Making A Great First Impression: As the real estate industry often stresses, the first impression is the key factor in selling your home. A potential buyers make up their mind ten seconds after they step into the front door. Potential buyers were already forming an opinion as they pulled into your driveway! A home should always be presented at it's best the first time around. You never get a second chance to make a first impression! How Much Does It Cost ? Just like any service, pricing in the home staging industry can vary over a wide range. We charge two ways an hourly rate. If it's a small project. For larger job we have a set fee for entire jobs call S.A.C. Interiors for more details
